SEPTEMBER 2025 FOUNDER’S MESSAGE

As we look forward to the first days of fall this month, Metro Vancouver’s real estate market is set to make a turn. 

In the last few months, we have seen an increase in activity. Sales of detached and attached homes are currently up over 10% from last August. Sales of detached homes in August 2025 were up 13% and attached homes were up 10.5%. Listings have increased by 2.8% compared to the same time last year. 

There are 16,242 properties currently listed for sale on the Multiple Listing Service (MLS) in Metro Vancouver. This is a 17.6% increase compared to August 2024 and 36.9% above the 10-year seasonal average.

This trend began last fall in Canada’s housing market due to lower interest rates. After remaining at 5% for nearly a full year, the key interest rate was down to 3.25% by the end of 2024. It is currently at 2.75%.

There is a demand for all types of housing as lower interest rates and a balanced market create a window of plentiful opportunity for Metro Vancouver buyers. Currently, buyers can negotiate, consider their options and take their time to choose from the many excellent properties available.
