As we transition to the late days of winter, Vancouver’s real estate market is active. Looking ahead, I am optimistic that demand will continue to gain momentum. 

Last month, the Bank of Canada announced their first rate announcement of 2026 and held interest rates steady at 2.25%. This is great news for both buyers and sellers and those with mortgages coming up for renewal. This is the lowest rate in three years.

There are 12,628 detached, attached and apartment properties currently listed on the Multiple Listing Service (MLS) in Metro Vancouver. This is up 9.9% compared to January 2025. Prices are expected to remain steady this year, said Andrew Lis, Greater Vancouver Realtor chief economist and vice-president data analytics, in a recent monthly report.
